We are looking for someone experienced to join our team as a Project Manager.
Position Summary:
The Project Manager will be responsible for managing multiple industrial/mechanical construction projects ranging from $150,000k to $5M. Management will include coordination and daily supervision of the project(s) including coordination with the general contractor, engineer, architects, and end users.
Qualification Highlights:
- Degree in construction management or related field.
- Two (2) years of related work experience.
- Proven ability to manage multiple projects /activities in a fast pace environment.
- Strong working knowledge of construction software and Microsoft Office Applications
- Ability to pass background checks for DOD projects.
Position Responsibilities:
- Manage and conduct pre-construction hand off between the estimating team and project management team.
- Review all plans and specification for design flaws
- Complete documentation and diagrams for construction and installation; clearly outlining scope of work to be performed.
- Prepare detailed estimates (conceptual, schematic, design development, construction), as needed.
- Prepare submittal packages with product data, drawings, schematics and take offs
- Assemble the budget including general conditions, special conditions, insurance, and bonds.
- Prepare and analyze cost models during the Design Development and/or bidding period.
- Assure that the estimates, including general conditions, are accurate, complete, and reflect the actual requirements of the project. This includes assuring that there are an adequate number of qualified and financially sound subcontractor proposals received and evaluated.
- Review technical information regarding the layout and operation of systems.
- Assure that potential risk factors have been evaluated and reviewed with senior management (i.e. Peer Review, if required, contract bond authorization, contract review, insurance review, etc.).
- Prepare bid packages, obtain bids from subcontractors and material vendors, and analyze bids from subcontractors and material vendors.
- Assure that an adequate and proper number of documents are available for estimating the project.
- Maintain subcontractor evaluations utilizing the Financial and performance Review.
- Review subcontracts and major purchase orders, prior to issuance to the subcontractor, for compliance with the documents and the estimate.
- Coordinate, manage, and supervise the work of subordinate pre-construction members and support staff.
Reporting Responsibility of Position:
- This position does not have any direct reports.
- This position will report to the Vice President of Operations.
Required Qualifications:
- Bachelors Degree
- Excellent verbal and written communication skills.
- Exceptional command of Microsoft Word, Outlook and Excel.
- Ability to pass background checks for DOD projects.
- A valid driver’s license, an excellent driving record, and must be insurable under Companies auto insurance policy
Preferred Qualifications:
- Working knowledge of scheduling software.
- OSHA Certifications.
- ICC Certifications.
- MSHA Certifications.
Additional Information:
- Position requires up to 30% travel within U.S.
- Past experience in Estimation or Project Management for HVAC application is highly desired.
